So before you let a contractor open up the one room you use every single morning, you want to know the work will get done right and the person doing it will tell you the truth. That's fair. Here's how we work.

The kind of homes we see in Tampa

Tampa is a city of two very different houses. There are the older bungalows and cottages you find around Seminole Heights, Hyde Park, and Tampa Heights, a lot of them with one small original bathroom that hasn't been touched in decades. And there are the newer builds out in New Tampa and Westchase, where the bath is bigger but the homeowner wants it to feel like theirs instead of the builder's.

We work on both. The plan is different for each, and the surprises are different too.

What's behind the tile in an older Tampa bath

Here's the honest part about those older homes. The tile on the wall might look fine. It's what's behind it that tells the real story. Open up a small original bathroom and you sometimes find tired galvanized plumbing, the last guy's shortcuts, or water that's been quietly working its way into the framing for years. You don't know until you look.

That's not a scare tactic. It's just the reality of remodeling a house that's older than you are. When we find it, we deal with it the right way, and we show you what we're looking at as we go. No surprise bills buried in fine print.

The part you can't see, and won't bend on

Waterproofing. This is the one I hold the line on. A bathroom is a wet room sitting inside your house, and Tampa's humidity doesn't help. If the waterproofing under that pretty new tile isn't done properly, water gets behind it, and a year or two later you've got rot and mold you can't see until it's expensive.

When one quote comes in cheaper than another, this is often exactly where the corner got cut. You can't see waterproofing in the finished photo, so it's the easiest place for a contractor to save money and the worst place for you to lose it. We do it right every time, because it's your house. Some outfits hand your job off to a rotating cast of subs you've never met. We don't run it that way. The same crew that starts your Tampa bathroom finishes it. We protect your floors, we clean up the site at the end of the day, and you always know who's in your home.

Honesty, even when it costs us the sale

If your budget doesn't match your wish list, I'll tell you. If moving the toilet to the other wall isn't worth the plumbing work it takes, I'll say so. If the better move is to fix the bones now and save the fancy finishes for later, that's what I'll recommend. A remodel done right serves you for decades. I'd rather lose a job than sell you one that doesn't.

We pull permits through the City of Tampa or unincorporated Hillsborough County, depending on where you are, and we do it the right way. No skipping that step.
