But the kitchen's builder-grade, the family's grown, and you're starting to wonder whether to fix the place up or go find a bigger one. Before you do anything, you want to know you're handing the work to someone who'll show up and do it right. That part's fair. The kind of homes we see out here
Southeast Hillsborough has grown fast, and it shows in the houses. A lot of Brandon, Riverview, and the FishHawk side of Lithia is production homes from the last twenty or thirty years: solid bones, builder-grade finishes, and layouts that were fine for the floor plan but never quite fit how your family actually lives. There's older Brandon too, closer to the original core, where the homes have more character and sometimes more surprises behind the walls.
What that means for a remodel is pretty consistent. The bones are usually good. The work is about making a house that was built to a price into the one you actually wanted: a kitchen that opens up, a primary bath that feels like a retreat, more room for a family that outgrew the original square footage.
What we do
We're full-service, so it's one crew and one person on point for the whole job, not five contractors you're left to coordinate:
- Kitchens. Taking a closed-off, builder-basic kitchen and rebuilding it around how you cook and gather.
- Bathrooms. Updating a tired guest bath, or turning a cramped primary into a real suite, with the waterproofing done right underneath.
- Additions. When you love the neighborhood and the schools but you've run out of room, an addition gets you the space without the move.
- Outdoor living. Lanais, decks, and patios built to take the Florida sun and the afternoon rain, because out here the backyard gets used.

The honest part
Not every wall can come down, and a good kitchen takes weeks, not a weekend. If your budget doesn't match the wish list, we'll tell you that before you spend a dime, and help you figure out where the money's best spent. Sometimes, if the math doesn't work, the honest answer is that you'd be better off moving, and we'll say that too. We build in southeast Hillsborough because we want to be the crew your neighbor tells you about, and you don't earn that by overpromising.
Permits out here run through Hillsborough County, and for anything that touches walls, wiring, plumbing, or the footprint, we pull them and let the work get inspected. That's a feature, not a hassle.
